Retail shopfitting costs

Generally shopfitting can be broken down into three main categories of fitout, Soft Shell, Hard Shell and New Retail Fitout. These categories don't have standard definitions, so it's very important you obtain a scope of works and a fully itemised quotation before any site work commences. The quote should set out precisely what work is to be carried out and by who.

1. Soft Shell Shopfitting

Most of the work in a Soft Shell fitout is cosmetic. The main focus is on the overall look and feel of the premises and giving the customer a better retail experience. Special emphasis is placed on the entrance and point of sale (POS) counters. Normally this would be part of a company rebrand or shop restyle.

The typical cost for a Soft Shell retail fitout or refurbishment would be between $300 and $450 + GST a square metre and include:

  • Removal of some of the existing fixtures
  • Standard shelves, cabinets, bookcases and desks
  • High quality commercial painting
  • Laying new carpet tiles or resilient flooring
  • Upgrading the lighting to new energy efficient LEDs
  • Refurbishing the shop signage.
2. Hard Shell Shopfitting

Hard Shell Shopfitting commences with or taking the existing premises back to its bare shell. Leaving only the air conditioning, water, waste points, inter tenancy walls and sometimes the shopfront. In its basic form it is a total refurbishment or reconfiguration of the retail premises.

The typical cost for a Hard Shell retail fitout would be between $1400 and $1800 + GST a square metre and would include some of the Soft Shell fitout items with the addition of:

  • Demolition of the entire existing fitout
  • Interior design with full working plans and drawings
  • Construction of new walls, ceilings and glass partitions
  • Commercial plumbing and gas services
  • New doors and door fittings
  • Installing cabling to desks, counters and back of house areas using the latest power and networking technology
  • Branding and signage throughout the fitout
  • All new furniture and furnishings
  • Bespoke custom joinery.
3. New Retail Fitout

A new retail fitout means building a brand new shop premises from scratch usually only the basic internal framework of the building exists. Sometimes the core facilities or shared areas are already in place.

The typical cost for a completely new retail or shop fitout would be between $2100 and $2600 + GST a square metre and would encompass some of the Hard and Shell fitout items with the addition of:

  • Survey and measurement of the available space
  • A site inspection to check what services have been installed including the: plumbing, fire services, air conditioning, mechanicals and the electrical switchboard
  • Check lease line area and measurements
  • Concept development incorporating spatial planning, structural and architectural elements
  • Ensure all drawings are stamped approved by the centre management or building owner and dated
  • Installation of the shop entrance, automatic or manual commercial doors and the shopfront glass
  • Submission of all certificates to centre management or building owner on completion of works.
